Home Watch for Sarasota and Lakewood Ranch owners.
The Reserve Property Watch & Concierge provides Home Watch and concierge for owners who spend part of the year away. Kelly Fox brings 20+ years of property and condominium management to every visit.

What Home Watch means here
Home watch is defined as the visual inspection of a home or property, looking for obvious issues.
At The Reserve, that inspection comes with something more. Kelly spent years on the association side as an on-site condominium manager. She reviews your community’s governing documents, learns where the association’s responsibility ends and yours begins, and steps in as your local advocate when something unexpected happens.

Home Watch in Sarasota and Lakewood Ranch

Lakewood Ranch
Many owners come for the active lifestyle and the season, not for condo maintenance. The Reserve looks after homes across Lakewood Ranch’s gated communities, including Lake Vista and Watercrest, which sits across the street from Kelly’s family’s restaurant, Station 400.

Sarasota
From Downtown and Bayfront high-rises to Palmer Ranch’s established condo associations. Many Bayfront buildings have their own concierge and security, but those services cover the common areas, not your unit.

Questions owners ask
Do you provide Home Watch in Lakewood Ranch’s gated communities?
Yes. The Reserve serves owners throughout Lakewood Ranch, including Lake Vista, Watercrest, Miramar and The Moorings at Edgewater. Kelly coordinates gate and building access with each owner before the first visit. Home Watch in Lakewood Ranch
Which parts of Sarasota does The Reserve serve?
Downtown Sarasota and the Bayfront, the Rosemary District, Palmer Ranch, University Park, The Meadows and Palm Aire. Home Watch in Sarasota
My building has a front desk. Do I still need Home Watch for my condo?
Building staff look after lobbies, hallways and other common areas. They don’t usually enter your unit to check the water heater, the cabinets under your sinks or the A/C. Kelly does that, and reports what she finds.
If a leak starts inside my condo while I’m away, who is responsible?
It depends on what was damaged and why. Florida law (§718.111(11), Florida Statutes) has the association insure the building, while owners insure items that serve only their unit, such as water heaters, appliances, cabinets and interior finishes. Owners can also lose association coverage for damage they knew or should have known about and didn’t report in time. Kelly reads your declaration so you know where you stand. This is general information, not legal advice.
What does an emergency call cost?
$75 an hour during business hours and $125 an hour after hours. Emergency response is handled with trusted local vendors who give The Reserve priority scheduling and special pricing.
Is The Reserve insured, bonded and accredited?
Yes. The Reserve is insured and bonded and is an Accredited Member of the National Home Watch Association. Kelly also holds a Florida Community Association Manager license.
Who’s checking on your home while you’re away?
If the answer is a neighbor or no one, talk to Kelly. 20+ years in property management, NHWA Accredited, insured and bonded.
